Approximately 950 sq. m. of real estate on Lake Como (Italy) owned by FILATOVA Kateryna

Various rumors about real estate owned by public officials and their family members have been circulating, so we decided to proceed through official channels. We obtained official property registry extracts in Italy.

According to the official extracts:

  1. As of now, three real estate properties and a land plot in the town of Cernobbio on Lake Como are registered under the name of FILATOVA Kateryna. According to the documents, the owner’s place of birth is listed as Ukraine, and her place of residence as the city of Dnipro (Ukraine). Based on open-source data, the full name and date of birth match those of the daughter of a public figure. At the same time, this does not constitute confirmation that it is the same person.
  2. The largest property (a three-story villa) has an area of 821 sq. m. It is also indicated as having 21.5 vani (a unit used to count premises). However, this is a technical measure under the Italian system of property assessment. Typically, this corresponds to approximately 10-15 rooms.
  3. The value of the real estate complex, which includes the villa, auxiliary premises, and land plots, according to the registry data of the 2018 sale and purchase agreement, amounted to €8.43 million (at the current exchange rate – over UAH 430 million; at the time of acquisition, the amount in hryvnia was lower). Additionally, according to the agreement, intermediary commissions amounted to approximately €500,000.

An outdoor swimming pool is located on the villa grounds, according to the agreement.

The second property in the complex is classified as C/6 (garage). The third property is a non-residential premises (category C/3) with an area of approximately 96 sq. m.

What makes this particularly notable is that at the time of acquisition, FILATOVA Kateryna was only 24 years old.

It is well known that real estate on Lake Como is among the most expensive markets in Europe: individual lakeside villas can cost over €10 million depending on location and characteristics. This villa is located somewhat further from the shoreline.

We hope that more Ukrainians will be able to purchase such real estate in Italy.

For anyone interested, we provide instructions on how to obtain the address of a property in Italy.

Step 1. To obtain an extract, it is necessary to know the person’s fiscal code. To generate it, you need the full name, date of birth, and place of birth.

This code can be generated on this website: https://codicefiscale.it/ 

  • Cognome – surname;
  • Nome – first name;
  • Sesso – gender (Femmina – female);
  • Data di nascita – date of birth in the format day/month/year;
  • Luogo di nascita – place of birth (for example, Ucraina).

Step 2. Then verify the generated code HERE. Enter the generated code in the “Codice fiscale” field, complete the captcha, and click “Invia.” If the code is valid, you will see a message such as “Codice fiscale valido” or “Dati validi.”

Step 3. Next, you can obtain information about real estate. This is done in two stages. If you do not know in which city the person owns property, conduct a search across all of Italy.

You will need the document “Visura nazionale per soggetto” (this is a nationwide search for properties, where the city and province will be indicated).

How to fill out the form:

  • TIPO DI CATASTO: select Solo Fabbricati (apartments/houses) or Terreni e Fabbricati (apartments + land);
  • TIPO SOGGETTO: select Persona fisica (individual);
  • NOMINATIVO / DENOMINAZIONE: enter the person’s first and last name (in English) whose property you are searching for;
  • CODICE FISCALE: enter the code generated earlier;
  • DATI PER LA FATTURAZIONE (applicant’s details):
  • E-MAIL: enter your email address;
  • COGNOME E NOME / DENOMINAZIONE: enter your own first and last name;
  • INDIRIZZO: enter your full address;
  • CAP: enter your postal code;
  • COMUNE: enter your city;
  • PROVINCIA: enter EE (foreign addresses — standard code for all non-Italian addresses);
  • CODICE FISCALE: repeat the code generated for the person whose property you are searching for (the system requires a valid Italian fiscal code).

Leave the other fields blank.

Next, proceed to payment – you will need to enter your card details, address, and postal code.

The cost is €3.50 (UAH 189). The document is delivered within 15-60 minutes.

Step 4. Now that we know the province and city, we need the document “Visura attuale per soggetto” (this document will show the addresses of the real estate owned by the person in Italy).

This extract can be obtained HERE:

  • TIPO DI VISURA: select Attuale;
  • COMUNE: take this data from the first extract (Visura nazionale per soggetto);
  • PROVINCIA: also take this data from Visura nazionale per soggetto;
  • All other fields should be filled in the same way as before.

The cost is €6.50 (UAH 353). The document is delivered within 10-30 minutes.
